Flats in Vrnjačka Banja are advertised at about €1,970 per square metre. Half of the listings fall between €1,720 and €2,150, and new builds in the centre go from €2,000 to over €3,000. Actual sale prices are lower, but there are no official statistics for flats in Vrnjačka Banja. Below are the figures from three sources, with what each of them means, checked on 19 October 2026.

Asking prices: what the listings say

On 19 October 2026 the Serbian property portal 4zida.rs had 160 listings of flats for sale in Vrnjačka Banja with both a price and a floor area. From them:

  • Median: €1,974 per m².
  • Middle half of the listings: €1,720 to €2,150 per m².
  • Cheapest listings: about €1,000 per m², the most expensive about €3,100.

These are the prices sellers ask, not the prices flats sell for. Second-hand flats are usually negotiated, so the final price may be below the listed one. The same flat may also be listed by several agencies, so the number of listings is not necessarily the number of flats.

What a flat costs by size

For a buyer the total price matters more than the price per square metre. Median prices from the same listings, by size:

  • Up to 30 m² (mostly studios): about €50,000, 27 listings.
  • 30 to 45 m²: about €72,500, 77 listings.
  • 45 to 65 m²: about €96,000, 41 listings.
  • Over 65 m²: about €140,000, 15 listings.

Most listings are for flats of 30 to 45 m², and these also have the highest price per square metre, about €2,000. Larger flats are cheaper per square metre: over 65 m² the median is about €1,690.

The centre and Raj

Most listings do not name the part of town. Of those that do, flats in the centre are advertised at about €2,060 per m² (26 listings) and in the Raj neighbourhood at about €1,700 (8 listings). Other parts of town have one or two listings with a price each, too few to compare.

New builds in the centre: flats on BanjaGo

BanjaGo currently lists flats in two new buildings in the centre of Vrnjačka Banja, sold directly by the developers:

  • The first building: one- and two-bedroom flats of 28 to 51 m², from about €2,000 per m².
  • The second building: studios, one- and two-bedroom flats of 33 to 114 m², at €2,270 to €3,280 per m². An unfurnished 33 m² studio is €87,999 and a furnished one €108,999.

New builds in the centre are therefore at the top of the range in the listings. All flats with floor plans and prices are on the page flats for sale in Vrnjačka Banja.

What RGZ says: prices from contracts

The Republic Geodetic Authority (RGZ), Serbia’s land registry, publishes prices from actual sale contracts. It reports flats for cities only, so Vrnjačka Banja, a municipality, has no figures of its own for flats. It appears in the RGZ table of apartments, properties registered as an apartment rather than a flat:

  • 2025: 6 sales, an average of €1,432 per m² (median €1,348), 11% more than in 2024.
  • First half of 2026: 8 sales, an average of about €1,400 per m².

The sample is small, so these figures are only a guide. For comparison, average sale prices of flats in nearby cities in the first half of 2026, according to RGZ:

  • Kraljevo: €1,342 per m².
  • Čačak: €1,384.
  • Kruševac: €1,204.
  • Kragujevac: €1,575.
  • Serbia as a whole: €1,918 (median €1,800). The average price of a flat was 15.8% higher than in the first half of 2025.

Why the figures differ so much

The gap between the listings (about €1,970) and the contracts in nearby cities (€1,200 to €1,600) has two main causes. A listing is a starting price, not the price a flat sold for. New builds in the centre, the most expensive, have many listings and raise the average. The cities in the comparison are also not spa or holiday towns, so they only give a frame of reference.

For a buyer this means: compare the price of a flat with several similar listings of the same size in the same part of town, and expect to negotiate on second-hand flats.

When we update these figures

We check the asking prices and the flats on BanjaGo every three months, and the RGZ figures whenever it publishes a new report. The date of the last check is at the top of the page. If you are selling a flat or building in Vrnjačka Banja, you can list it on BanjaGo through the contact page.
